Period property calls for a lighter touch
A large share of Haywards Heath housing predates the war, and that changes what can safely be done. Soft red stock brick paths, original clay pavers, lime-pointed steps and worn York stone won't tolerate the pressure that modern concrete block paving shrugs off. Old clay roof tiles are the same story — they become porous and frost-damaged with age and can crack from being walked on carelessly.
On those surfaces we work at markedly reduced pressure, lean far more heavily on the right cleaning products and dwell time, and accept that a second gentle pass beats one aggressive one. Where the pointing is lime rather than cement, we'll flag it at the quotation stage, because it needs protecting and often re-pointing afterwards by somebody who knows how.
The other thing worth checking on older properties is what's underneath. Paths laid directly on soil, slabs bedded on sand with no sub-base, and steps with hollow treads all behave unpredictably under water — part of the survey is spotting that before we start rather than finding out halfway through.
Mature trees make the job harder here
Haywards Heath, and especially Lindfield, have wonderful mature tree cover — which is comprehensively bad news for hard surfaces. Leaf fall rots down into organic silt in the joints, the canopy keeps paving in permanent shade and damp, sap and honeydew leave a sticky film that dirt sticks to, and the same debris ends up in gutters and valleys every autumn.
In practice, properties here green up faster than the Sussex average and benefit from a residual biocidal treatment as part of any clean, not just a wash. Gutters often need clearing twice a year rather than once, and leaf guards are worth considering on the worst-affected runs where a large tree overhangs the roof.
The clay subsoil compounds it by holding moisture, and many properties have driveways or side paths on the shaded north side of the house that never dry out properly between showers. Improving drainage, cutting back overhanging growth and keeping gutters from discharging over paving all make a measurable difference to how long a clean lasts.
